Keeping the Mood Light: A Basket Full of Puppies

Ask any agent who's been around for over a decade...this market has gotten pretty crazy. For those who decide to sit back and wait until it calms down, I honestly feel like you are going to be waiting a long time. So, as we are all riding this super intense roller coaster, I figure it would be worth it to put out my two cents of how to stay calm, yet fierce, in a market full of multiple offers.

1. Your happiness is not defined by the house you live in. Plain and simple. If you are able to understand this, you are way ahead of the game.

2. Learn to pounce. The second a listing comes on the market that you like, you better be on top of your agent asking to get in ASAP. This is a gimme.

3. Surround yourself with agents with a good sense of humor: Obviously, we are here to be professionals (and the majority of us are). But when the stakes are as high as they are, and the odds are not in your favor, we all need to remember to keep the environment light. Today I was commiserating with a cooperating agent, she joked to me that in order to win in competition you need to "bring a basket of puppies" while presenting your offer. Goodness, that sure is what it feels like!

4. What is meant to be will be. I am sure most buyers despise that I just said this...but its really true. Your story is out there, waiting to be told. And if you didn't get the house, don't worry...the right one is out there.

5. STOP WAIVING HOME INSPECTIONS! To the buyers being advised to do this...no...just no. My real estate attorney friend would love to have a chat with you on this.

6. Realize multiple offers are also hard on the listing agent & sellers: Again, buyers may not appreciate me saying this...but it is true. Get in the minds of the sellers. Most often when you lay out five, six, etc. offers in front of them, they are not twirling their mustache with dollar signs in their eyes. Instead, they are overwhelmed. Who is the "right choice"? Who is a solid bet? Who isn't going to regret their offer price tomorrow morning? Who is financially sound?

Moral of the story...this is hard on all of us. Buyers, Sellers & Agents. We are all trying to do the best we can. This isn't a time to morph in to a cocoon and fear the market. If everyone becomes more aware, lighten the mood and realize that HGTV is television and not real life; our experience and interactions with one another will have a positive effect no matter the outcome.
